Another important item to note is that alot of the properties around here are sold with as-is contracts and what that means is if you decide you like a property and want to make an offer, you have an inspection period usually 10-15 days to have your inspection done and if anything comes out of that inspection that may need fixing or that you don't like you can request the owner fix or credit you but they are not obligated to at all and in most cases they are already priced accordingly. That is why you hire your own inspector and decide how and if you want to proceed by reviewing the inspection report thoroughly.
